The appraisal of subdivisions requires an appraiser to have an in-depth knowledge of the methodology and of financial modeling.  Only appraisers with a good understanding of the Income Approach and Discounted Cash Flows should attempt to appraise a Subdivision.  Our appraisers are well versed in this process! 

Subdivision appraisal involves the analysis of an income stream, unlike most land appraisals.  It also requires an appraiser to have an understanding of subdivision plat maps.  In addition, the costs of all improvements including utilities, roads, etc. must be estimated.   Usually, an absorption study is warranted in order to establish the time frame to market all of the lots and the price for which they will sell.  Last but not least, a discounted cash flow analysis is developed which is utilized to place a value on the property.
